The Seller’s Consultation session is free-of-charge and non-obligatory. We usually start off the process through a consult session.
It is strongly advised that the first consultation session to be held at the property itself so that during the discussion, our team can have an assessment after take a look at your property and plan for the marketing plans should you decide to appoint us. After the first meetup session, our team will send a Customized Listings Marketing Plan.
You can then decide whether to come onboard to engage My Property Deals after vetting through the proposed plan
Our fees range between 2-3% + SST government tax based on the intensity and marketing cost and resources of the marketing campaign (Property Visit, Production, Social Media costs & etc).
All marketing costs are part of the commission fees payable in the event of a successful sale, our clients only pay 1 fee & that’s it, no hidden cost.
After the meet up, we will design and recommend 3 campaign packages with different fee rates for your selection.
You can then decide if you are happy to onboard with our team.
Most importantly, we are confident that our marketing plan and campaign are able to help our clients compared to the traditional passive approach by most brokers where photos are just listed on property portals alone.
The reason why dear home sellers & owners should assign a property exclusively to an agent or broker is that we will market your property aggressively. What’s the additional benefits to dear home sellers & owners? Well, you get to control your selling price & you face only 1 party instead of few agencies & buyers asking endlessly.
In such way, My Property Deals will inherits the initial & heavy upfront investment & the business risk. We will definitely give our best & maximum effort for each property we represent to to find the right buyer for our clients, and to attract massive attention through our platforms & marketing plan. Thus locating the right buyer for your property.
My Property Deals co-brokes with all external salespersons & brokers from every agency in Penang, Malaysia if they have a buyer that is interested in any of our client’s listings. My Property Deals values transparency, industry professionalism, and integrity when it comes to ensuring our client’s listings get the maximum level of exposure regardless of whether it is direct buyers or buyers with salespersons representing them.
The rationale for an exclusive appointment is that My Property Deals commits to every project we undertake for our clients.
You will pay nothing until the property sold by assigning the exclusive to us while the huge upfront investment (home staging cost investment, marketing cost investment into social media ads spend & etc.) will be borne by us and you will get our expertise, maximum team effort, backend media, marketing & production to get your property sold as soon as possible at targeted price.
The duration of the exclusive period depends on factors such as current occupancy status of the property or neighborhood or the time frame required to find the right potential buyer for the unit.
In most cases, the exclusive period runs for 1+3 months — 1 month for the initial Marketing Preparation Phase, and 3 months for the full-on Marketing Campaign.
Every 1 to 1.5 months, the My Property Deals team will do a review with our clients to assess the current response and feedback from potential buyers.
We are happy to mutually extend the exclusive period for another 3 months at no extra cost to our sellers, to continue marketing your property at its fullest potential should both My Property Deals and our clients decided to continue the extension of the exclusive period
We have proven track records that 8 out of 10 properties that we represent for our property sellers are sold within 3 months.
Dear home seller & owners should not launch any properties in the marketplace hastily, all properties are unique and need a proper planning of the marketing and content angle before launch.
Proper preparation work which includes: Home Staging, Decluttering, and the creation of a compelling Home Tour content is necessary to create a content that can create thousands and hundreds of thousands of viewership online and on social media where potential buyers can be instantly targeted & attracted to view the property without the need of competing purely with other properties using a passive & traditional approach on property portals.
Purely dependent on 1 form of marketing alone, i.e. using photos only on property portals will have limited & slow result. Our team, My Property Deals would not want to be like other agents/realtors/brokers by simply list your property in the market with no real “active” social media reach to potential buyers.
Various marketing campaign strategies and options can be explored when we visit your property. It will help us understand what we are working with and how we can value-add to the entire Marketing Campaign to achieve the best target price possible.
Well, you read the long answer, the short answer is, yes we can charge lesser if you don’t want us to generate a video for your property but you will only able to sell it fast if you’re in urgent which means to say you might sell it with loss.
Yes, it is completely possible only if you’re selling your property below market value at least 20% to 30%.
Purchase
Our Buyer Agent Fee for secondary / subsale market property is at 1% + SST, with the following professional services taken into account — Research, preference and fact-finding, sourcing, and selection of suitable properties in the entire marketplace. Viewing arrangements, negotiations, paperwork, bank loan applications & relevant legal arrangement as well as guidance throughout the entire buying process until the takeover of the property.
We do not charge any fees if our clients are purchasing new launch project as this is paid by developer. Rest assured, the price that you buy from us or developer are the same otherwise there’s no reason you should invest through us.

Rent
Yes, My Property Deals has a specialized team that assists our landlord clients to source a potential tenant for their property. We also help tenants to locate a rental property as well.
Our commission fee is a 1-months rental rate for 1 or 2 years of tenancy.
Service includes detailed advice on prep work for the property as a Landlord & Tenant, handling the entire marketing process, viewings, showing of tenants, detailed inventory list prep, and handing over of the property.
